Abstract:

A structural transformation is being driven by immersive technologies, the most influential of which is virtual reality in real estate expertise. This article examines the transformation of the legal profession through doctrinal lens, and not whether VR is useful to the profession but whether existing legal regimes are sufficient to govern its use. Based on a qualitative analysis of peer-reviewed literature, the review traces the technical evolution of Building Information Modelling to real-time digital twins; assesses the operational implications for surveyors and asset managers; and highlights the points at which current doctrine, property law and regulatory standards fall clearly short. The main assertion is that the digital intermediary VR that occupies an intermediate position between the specialised expert and the physical asset is in need of doctrinal revision and regulatory specification, both of which the profession and the legislature as yet have not provided. The created uncertainty constitutes a finding of significance in itself.
