Abstract:

In the study, besides revealing the determinants of housing prices, “Hedonic Pricing Model (HPM)” has been estimated to determine the place and importance of life quality factor in housing purchase based on prices which occurred in the housing market in Turkey. The basis of the Hedonic Pricing Theory, on which HPM is based, is the "utility theory" and “revealed preferences”. Utility refers to the level of satisfaction the consumer receives from the goods and services consumed. Revealed preferences mean that at a certain level of income - price, one chooses one of the various bundles of goods that can be bought and so he has revealed his preference. In the hedonic pricing of the houses, the real estate market is used as a proxy market and the preferences are explained indirectly. Here, heterogeneous dwellings are a function of different properties that determine themselves. There are several methods used in HPM estimation. In this study, “Quantile Regression and Median Regression” models were estimated to obtain parameter estimates resistant to misspecification due to the heteroskedasticity problem related to outliers in the data set and to see the change of factors affecting the housing prices in different segments. 2995 cross-sectional data collected from 26 statistical sub-regions created by TurkStat, taking into account the basic factors such as population, geography, regional development plans, basic statistical indicators and socio-economic development rankings of provinces were used in model estimation. While collecting the sample, “Stratified Sampling Technique” was used and 26 statistical sub-regions defined by TURKSTAT were evaluated as layers Although variables such as number of rooms, number of bathrooms, elevator, car park are significant in all segments, it has been determined that the most effective determinant in housing purchase is “non-residential life quality” as the median housing price is exceeded.
